Market update from our Glasgow and Argyll branches – June 2025

We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.


May 2025

Before we look at this month, we can look back on the stats for May. As you can see from the above snapshot of our figures, we agreed 28 new sales for our homeowners (compared to 48 in April 2025) and brought 43 new client’s properties to the market (42 April 2025). 

In total, we visited 96 homes to carry out market appraisals and valuations for homeowners during May. An indication a lot of owners are getting ready to sell this summer.  

Buyer activity remained strong during the month with 582 new buyers (550 April 2025) registering for our ‘Heads Up’ property alerts and 537 viewings (517 April 2025) carried out. 

Tenant demand increased for the first time in a few months with 251 new tenants registered with us in May (160 April 2025). 


June 2025

Gregor Cope from the Shawlands branch in Glasgow reported “The housing market in the southside of Glasgow continues to be strong, especially for upsizers trying to buy three or four bedroom family homes. We have seen two traditional homes in Cathcart attract 106 viewings between them and 21 offers. 

This area of the market is extremely busy and buyers who have already sold their properties find themselves in the best position with vendors. 

Demand for flats in the south side remains high with numerous closing dates and good offers being achieved.

We felt the rental market temper slightly over the last few months with landlords having to be careful what monthly rental is being asked for to attract good tenants. Demand is still high but tenants are not willing to pay overinflated rents, which is good for the market.”  

Properties of the month from our Glasgow branches in Cardonald and Shawlands are Walkerburn Road, Cardonald – a 3 bedroom/5 apartment mid terrace villa at offers over £270,000


and Prospecthill Road, Battlefield - a traditional, blonde sandstone, end terraced home built circa 1880 advertised at offers over £299,000.


Rightmove House Price Index

We take a look at what is happening nationally with the Rightmove House Price Index for June 2025. Here are the keys takeaways and headlines from the report:-

  • New seller asking prices drop by 0.3% (-£1,277) this month to £378,240. This is an unusual dip for June, as new sellers lower their price expectations amid decade-high competition to secure buyers

  • Some segments of the market are performing more strongly than others, with affordability and supply levels key

  • The higher-priced southern regions and the capital have seen larger price drops this month, being more affected by higher stamp duty charges, and seeing greater increases in available homes for sale

  • Prices in the more affordable North West, Wales and Yorkshire & The Humber have risen quickest this month, and the overall average asking price for a home is still 0.8% ahead of this time last year

  • Buyer activity continues to be resilient. May saw the highest number of sales agreed in any month since March 2022, as properties marketed at the right price and presented in top condition continue to attract buyers

  • Buyer demand is now 3% ahead of this time last year, while the number of homes coming to market is 11% ahead. With buyer choice so high the market is very price-sensitive, so pricing realistically is key to selling

  • Rightmove data shows that homes which attract an enquiry on the first day of marketing are 22% more likely to find a buyer than homes which take more than two weeks to receive their first enquiry

  • In Scotland, average new seller asking prices dropped by 0.5% this month to £200,472. Year on year asking prices are currently 1.7% higher than June 2024. Average time to find a buyer remains at 31 days.
