Market update from our Glasgow and Argyll branches – July 2026
We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.

June 2026
Before we look at this month, we can now look back on the stats for the month of June. As you can see from the above snapshot of our performance figures, we agreed 38 new sales for our owners (compared to 30 in May 2026) and brought 41 new client’s properties to the market (29 – May 2026). We also visited 76 homes to carry out market appraisals and valuations for homeowners (62 – May 2026).
After a significant drop in May, buyer activity increased slightly in June with 339 new buyers (277 – May 2026) registering for our ‘Heads Up’ property alerts and 674 viewings (407 – May 2026) carried out.
Tenant demand also increased during the month with 374 new tenants registering with us in June (209 – May 2026).
July 2026
Chris Tolland from the Cardonald in Glasgow branch reports “July has proven to be an excellent month for our Cardonald branch. After a comparatively quiet June (Scotland were at the World Cup in case you didn’t know), July has rebounded very well with new listings, new buyers and some fantastic sales for our clients.
The G51, G52 and G53 postcodes continue to prove very popular with buyers, with multiple properties selling well in excess of their respective home reports."
Property of the Month is 440 Mosspark Drive. A lovely 2-bedroom end terraced villa with a bold and distinctive décor, we received an outstanding offer after a day of viewings which our client was delighted to accept.

Sale of the Month goes to 15 Hurlethill Court. A truly unique property, built on the grounds of the famous ‘Hurlet House’ which once housed the Scottish chemist, Charles Macintosh; this lovely property went to a closing date in April. A lovely property and a fantastic sale for our clients, Jack and Sunny. Congrats guys!

Property of the month is 53 Hunter Street, Dunoon - Charming, Traditional 4 Bedroom Detached Villa with tasteful modern interior at offers over £390,000.
Sale of the Month was Ardentinny House, Ardentinny - This Stunning 5 bedroom property with direct shore access was quickly snapped up - very happy sellers and buyers!
Back in Glasgow, Craig Smith from the Shawlands branch commented “Similar to June, new buyer registrations in July are low in comparison to earlier months however we have had another excellent month, indicating serious buyers remain in the market. First time buyers in particular are active, with many taking advantage of the relaunched First Homes Fund. Southside hotspots continue to achieve excellent sales, well in excess of the home report value.
We also experienced a bit of a bounce in the rental market this month resulting in virtually every rental we were marketing being let.”
Our property of the month for July is a this traditional red sandstone tenement located in the highly sought after Battlefield area. This one is ideal for first time buyers and is on the market at offers over £165,000.
Sale of the month is Strathyre Street in the heart of Shawlands. This 1 bedroom tenement flat was extremely popular and sold for in excess of 15% over the home report value at the closing date!
Rightmove House Price Index
We take a look at what is happening nationally with the Rightmove House Price Index for July 2026. Here are the keys takeaways and headlines from the report:-
Political uncertainty adds to the many distractions for summer buyers
- The average asking price of newly-listed homes for sale drops by 1.0% (-£3,832) this month to £372,359, substantially larger than the average July drop over the last ten years of 0.2%, as new sellers try to tempt summer buyers who are facing many distractions
- Number of available homes for sale is 1% below this time last year, but still very close to a 12-year high for the time of year
- The World Cup and unusually hot summer have added to the traditional summer holiday season to distract home-movers
- Market activity levels remain below this time last year, with this year’s mortgage rate increases as a result of the unexpected war in Iran contributing to challenging conditions in the first half of the year
- The number of sales agreed in the first half of the year was 6% lower than the same period in 2025, however it was level with the first half of 2024, indicating that many buyers are still being tempted if the property and price meet their housing needs
- A competitive initial asking price is critical to a successful sale, rather than relying on a later price reduction. Rightmove analysis of all homes sold so far in 2026 shows that nearly three-quarters sold without needing price reduction
- Many of the fundamentals underpinning the market remain sound, with lenders competing strongly to lend, wages still rising faster than house prices which is helping affordability, and unemployment remaining low
- Political change is adding further uncertainty to the market and adding to summer buyer distractions. The new Prime Minister has a chance to press the reset button on priorities, and Rightmove is urging that housing should be high on the list
- In Scotland, average prices dropped by 1.5% this month to £203,894. Year on year prices are currently 2.2% higher than July 2025. Average time to find a buyer dropped from 31 days to 29 days.
