Market update from our Glasgow and Argyll branches – August 2026
We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.

July 2026
Before we look at this month, we can now look back on the stats for the month of July. As you can see from the above snapshot of our performance figures, we agreed 39 new sales for our owners (compared to 38 in June 2026) and brought 42 new client’s properties to the market (41 – June 2026). We also visited 73 homes to carry out market appraisals and valuations for homeowners (76 – June 2026).
Buyer activity increased slightly in July with 431 new buyers (339 – June 2026) registering for our ‘Heads Up’ property alerts and 748 viewings (674 – June 2026) carried out.
Tenant demand also increased during the month with 456 new tenants registering with us in July (374 – June 2026).
August 2026
Walter MacLean from the Argyll branch in Dunoon reports “The property market in Dunoon and the surrounding area has remained steady throughout August. We experienced a slight dip in activity at the start of the month, likely due to parents making the most of the hot weather before the return to school. Now that schools are back, the market has quickly settled into its usual rhythm, with increased viewings and a healthy flow of sales.
Encouragingly, we’ve also seen a rise in interest from viewers coming from down south, adding further momentum and widening the buyer pool. Overall, the local market continues to show resilience and consistency as we move towards autumn.”
Property of the month in Dunoon is Kasalito, advertised at offers over £385,000 - A unique four bedroom detached home, presented in walk in condition and enjoying stunning loch and countryside views from its elevated position just off Shore Road (A880) in the coastal village of Kilmun.
In Glasgow, the market conditions in the Cardonald Branch have remained healthy throughout the month of August with our listing targets being surpassed again. Buyers have been extremely price sensitive recently which makes valuing properties correctly and setting an accurate asking price key to attracting buyers through the door. Due to the holiday period, viewings levels had dropped to levels we hadn’t seen since post pandemic in 2019, this said the average sales price achieved throughout August was still 6% higher than August 2025.
Paul Burns, Director of the Cardonald branch, said “I would describe the market in Cardonald and surrounding areas as steady-to-positive rather than booming throughout the month of August as mortgage rates and affordability weigh on demand”.
One property that has caught the attention of buyers in the month of August has been this 1980’s 4 bedroom detached bungalow in Priesthill, Glasgow, G53, which attracted 41 viewers and 9 offers within a week.
In Shawlands, Craig Smith commented “The sales market in the southside remains extremely competitive. Even when new buyer registrations had dropped over recent months, properties continued to sell quickly and for well in excess of the home report value. Now that the holiday season has passed and the kids are back at school, we have already noticed a sharp increase in buyer activity which is great news for sellers but compounding what is already a tough market for buyers.
This can be highlighted by our two most recent closing dates over the past two days for properties at Kingussie Drive, Kings Park and Kingsacres Road, Rutherglen. After a combined 94 viewings and 28 offers, both homes achieved more than 25% over the home report value. A great result for the delighted owners.
Our property of the month is Ascog Street, located in a popular pocked of Govanhill just off Victoria Road. An area that is becoming more and more popular with first time buyers. This two bedroom flat is on the market at offers over £169,000.
Rightmove House Price Index
We take a look at what is happening nationally with the Rightmove House Price Index for August 2026. Here are the keys takeaways and headlines from the report:-
Largest August price drop since 2018 despite mini Burnham bounce in demand
- Average newly-listed asking prices drop by 2.0% (-£7,360) this month to £364,999, a much larger than usual August drop
- Many summer sellers slash their price expectations in reaction to the quieter holiday period and 12-year high number of homes for sale at this time of year
- Average prices are now 1.0% lower than a year ago, the largest annual price fall since December 2023
- However, the national average figure masks an increasingly divided regional picture for property price growth, with the year-on-year difference between the northern and southern regions of England particularly stark, and Scotland is performing well
- Prices in the north of England are up by 1.5% versus a year ago, while prices in the south of England are down by 1.8%
- The largest drop is in London, with prices down by 3.1% annually. The capital is seeing the largest choice of homes since 2010 leading to fierce competition among sellers to tempt buyers in the costliest part of Great Britain
- Since Andy Burnham became Prime Minister on July 20th, there’s been a mini bounce in buyer demand, up by 5%. Buying activity is still 10% lower than last year, but this boost could pave the way for a busier Autumn after the subdued summer
- The average two-year fixed mortgage rate is 5.09%, up from 4.95% last month as uncertainty continues in the Middle East
- Rightmove downgrades its national average 2026 price forecast to between 0% and -2%. The uncertain geopolitical picture, changing mortgage rate landscape, and new Chancellor’s first Budget in October making it difficult to predict the rest of the year
- In Scotland, average prices dropped by 2.0% this month to £199,888. Year on year prices are currently 1.1% higher than August 2025. Average time to find a buyer increased from 29 days to 32 days.
