Market update from our Glasgow and Argyll branches – September 2026
We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.

August 2026
Before we look at this month, we can now look back on the stats for the month of August. As you can see from the above snapshot of our performance figures, we agreed 34 new sales for our owners (compared to 39 in July 2026) and brought 45 new client’s properties to the market (42 – July 2026). We also visited 71 homes to carry out market appraisals and valuations for homeowners (73 – July 2026).
Buyer activity and demand remained steady with 469 new buyers (431 – July 2026) registering for our ‘Heads Up’ property alerts and 698 viewings (748 – July 2026) carried out.
Tenant demand also remained consistent with 401 new tenants registering with us in August (456 – July 2026).
September 2026

We are experiencing a shortage of smaller, more easily affordable properties suitable for first time buyer or those looking to downsize. Property of the Month in Dunoon is Glenburn Cottage, Innellan, Dunoon. A fabulous 5 bedroom home with stunning sea views and on the market at offers over £375,000.
Sale of the Month is Kasalito, Balirmore. A 4 bedroom home with balcony and loch views was on the market at offers over £385,000 and sold within a week at a price the seller was delighted with.
Dunoon offers a wealth of entertainment and October includes Manran and Beluga Lagoon at the Queens Hall on the 10th October and the Autumn market in the Argyll Gardens on the 31st October.
In Glasgow, Gregor Cope of the Shawlands branch, commented “September has been a busy month despite the continued global issues and increased inflation. Thankfully, interest rates were held firm by the Bank Of England. However, it is uncertain whether this will continue to be the case in the last quarter of 2026.
We continue to see a lot of closing dates within our sales department with an average level of offers at 10% above the home report value. Buyer confidence remains strong especially within the First Time Buyer market where demand outstrips supply. This is having an impact on the middle tier market with buyers experiencing increased demand for the available stock. This is a great position for sellers but very frustrating for buyers.
The lettings market still has strong demand with tenants generally being secured with two weeks of marketing a property. Landlords appear to be cautious due to rent control areas but remain confident that good properties will continue to find good tenants."
Sale of the month in Glasgow was 64 Greenview Street in Pollokshaws. This historic C Listed building is the lone surviving tenement on the street and recently featured in This is My Glasgow. We were delighted for the owner and successful buyer after 20 viewings in just 1 week, and 7 offers at the closing date.
Our Property of the Month in Glasgow is Blackstone Avenue in Pollok. The garden is attracting a lot of attention and comments on our socials! It really is something else and a credit to the owners. This two bedroom home is priced at Offers Over £149,000 and has been popular with viewers, particularly first time buyers and downsizers.
Rightmove House Price Index
We take a look at what is happening nationally with the Rightmove House Price Index for September 2026. Here are the keys takeaways and headlines from the report:-
Price increase hints at usual Autumn bounce, but sellers face crowded market
- Average asking prices for newly-listed homes rise by 0.7% (+£2,441) this month to £367,440. This is the first monthly price increase we’ve seen since May
- September’s above-average price increase for the time of year is a possible early sign of the usual increase in activity that we see in the Autumn
- Sellers face a lot of competition, with more homes currently available to buy than we’ve seen in 12 years, and the number of buyers enquiring is 9% lower than this time last year
- Success at selling varies widely across Great Britain, with 9 in 10 (91%) of homes for sale in Scotland successfully finding a buyer, versus less than half (42%) in London
- The average two-year fixed mortgage rate is now 5.29%, up from 5.09% last month, as rising mortgage rates continue to stretch affordability for buyers
- In Scotland, average prices increased by 3.8% this month to £207,426. Year on year prices are currently 4.2% higher than September 2025. Average time to find a buyer increased from 32 days to 33 days.
