Market update from our Glasgow and Argyll branches – November 2025
We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.

October 2025
Before we look at this month, we can look back on the stats for October. As you can see from the above snapshot of our performance figures, we agreed 39 new sales for our owners (compared to 52 in September 2025) and brought 33 new client’s properties to the market (38 - September 2025).
In total, we visited 59 homes to carry out market appraisals and valuations for homeowners during October.
Buyer activity and demand dropped with 460 new buyers (572 - September 2025) registering for our ‘Heads Up’ property alerts and 465 viewings (609 – September 2025) carried out.
Tenant demand also dropped further with 229 new tenants registering with us in October (320 - September 2025).

Argyll

Glasgow – Cardonald
Chris Tolland from our Cardonald branch reports “After an excellent few months, our Cardonald branch is very happy to have enjoyed a strong finish to the year.
Despite Christmas being on the horizon and uncertainty surrounding the UK Budget, November was a very busy month. As of today’s date, (27th November), we have marketed 14 new properties and finalised the sale on 21 others.
As has been the case all year, supply and demand issues continue to be the main stumbling block for buyers, with fierce competition pushing prices up across the board.
We were also delighted to have a new member join our team, with Pamela Keary joining us at the start of the month. Pam has over a decade of experience in the property sector, and we look forward to her contribution. Welcome to the team, Pam!"

Sale of the Month goes to 403 Chirnside Road. A 3-bedroom lower cottage flat, which sold within a day of viewings!
Glasgow – Shawlands
Staying in Glasgow, Gregor Cope from the Shawlands branch comments “November has been a quieter month in Shawlands for both the sales and letting departments. We feel that this has mainly been due to uncertainty surrounding early November announcements that the Chancelor of The Exchequer made in relation to increasing taxes, including income tax. This, understandably has led to seller, buyers and renters not been willing to make commitments.
Notwithstanding, we continue to see good buyer demand with most properties still being sold at closing dates with healthy sales levels being achieved. However, the number of property viewers reduced significantly in November.
Similarly, within the lettings market, we see the number of potential tenants down from October as they hold their breath waiting on the outcome of the budget. Now that the budget has been announced, we anticipate the sales and rental market to return to normal."

Rightmove House Price Index
We take a look at what is happening nationally with the Rightmove House Price Index for November 2025. Here are the keys takeaways and headlines from the report:-
Hesitant market as Budget speculation fuels uncertainty, especially at upper end
• Average new seller asking prices fall by 1.8% (-£6,589) this month to £364,833. This is a larger-than-usual November drop, as the decade-high number of homes for sale and Budget hiatus add to the seasonal slowdown in new seller pricing
• In addition, asking price reductions of homes already on the market are at their highest level since February 2024, as sellers try to tempt bargain-hunting buyers
• Speculation about the contents of the Budget is fuelling uncertainty across much of the market, especially at the upper end where there are ongoing rumours of potentially costly property tax increases
• Sales agreed for £2 million+ homes, which are the subject of a potential mansion tax, are down 13% year-on-year
• Homes priced between £500,000 and £2 million, which would be impacted by potential stamp duty changes in England, or perhaps the rumoured capital gains tax, have seen sales agreed drop by 8% year-on-year
• The under £500,000 market has been less impacted, with sales agreed down by only 4% on this time last year. This mass-market sector is likely being unsettled by general Budget jitters rather than specific policy rumours
• Despite these downward trends across the month of October – which compares to a strong month at this time last year – the year to date still shows the number of sales being agreed at 4% above the same period in 2024
• The average two-year fixed mortgage rate is 4.41%, compared to 5.06% at this time last year. Falling interest rates and rising wages have boosted affordability, but the market still needs further Bank Rate cuts and less uncertainty about taxes
• In Scotland, average new seller asking prices dropped by 3.2% this month to £194,037. Year on year asking prices are currently 0.4% higher than November 2024. Average time to find a buyer is 34 days.
