Here’s what you need to know, and some tips to save you money.
The lowdown on EICRs
Electrical wiring in a rented property must be tested periodically by a qualified electrician, and an Electrical Installation Condition Report must be prepared.
EICRs last for five years max (but it can be less).
For a new build or a newly rewired property, the initial electrical installation certificate (EIC) can stand in place of an EICR for five years.
A copy must be given to your tenant, or to new tenants when they move in, and needless to say, keep copies yourself.
There are slight differences in the rules across the UK's different countries, but the basics are similar nationwide.
How EICRs work
The inspecting electrician checks the fixed wiring, sockets, switches, light fittings, showers, fixed heaters, and consumer unit (AKA fuse box), amongst other things.
EICRs don’t use a straightforward pass/fail system. If there are any issues, the electrician will flag them up with the following codes:
C1: Danger present. Risk of injury. Immediate action is required.
C2: Potentially dangerous. Urgent action required.
C3: Caution. Improvement recommended.
F1: Further investigation recommended.
Bear in mind that the rules and regs on electrical safety change from time to time. They may be different from the last time you had an EICR.

EICRs don’t normally cover portable appliances like toasters and kettles. These should instead have a periodic PAT (portable appliance test). You aren’t responsible for testing your tenant’s appliances, however.
EICRs – Money-saving tips
The cost of an EICR depends on who does it. Ask for quotes first.
According to Checkatrade the cost should be in the region of £100-£250, depending on property size.
Beware of ‘bargain basement’ EICR services offering too-good-to-be-true prices. They may cut corners or make up the difference with inflated charges for any work that needs to be done.
If any faults require remedial work, it is usually better to have the electrician who carried out the EICR do the work.
If you use another electrician, they may need to repeat the entire EICR, which will add to the cost.
