Here are six simple tips:
1. Understand your local market
Property values are heavily influenced by what has recently sold nearby. A similar home down the road that sold last month can be a far better guide than something that sold two years ago. Good agents rely on recent comparable sales to build a realistic picture of value.
2. Be objective about home improvements
Many sellers assume that every improvement adds significant value. Sometimes that’s true. A modern kitchen or updated bathroom can help. But not every renovation translates directly into a higher price. Buyers ultimately decide what features they value most.
3. Be realistic with online valuations
Online estimates can be useful as a rough guide, but they are often based on outdated or incomplete data. Different portals can give wildly different valuations for the same property. Nothing replaces an experienced agent viewing your home in person.
