Market update from our Glasgow and Argyll branches – April 2026
We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.

March 2026
Before we look at this month, we can now look back on the stats for the month of March. As you can see from the above snapshot of our performance figures, we agreed 37 new sales for our owners (compared to 32 in February 2026) and brought 33 new client’s properties to the market (34 – February 2026). We also visited 82 homes to carry out market appraisals and valuations for homeowners.
Buyer activity increased in March with 664 new buyers (593 – February 2026) registering for our ‘Heads Up’ property alerts and 624 viewings (534 – February 2026) carried out.
Tenant demand also increased after a steady start to the year with 304 new tenants registering with us in March (228 - February 2026).
April 2026
Glasgow Update
Craig Smith from the Shawlands branch in Glasgow commented “Glasgow’s property market remained relatively resilient through March and April and it continues to outperform the majority of regions nationwide.
Higher mortgage rates and broader economic uncertainty caused by the Iran war have cooled buyer activity across the UK, however in the southside of Glasgow we are still experiencing competition resulting in closing dates and sales for well in excess of the home report value.
The past couple of weeks in particular have been encouraging in terms of the amount of new properties we have coming to the market and the increased buyer activity after the Easter break.
The rental market has went through a period of adjustment as values peaked and tenant demand stabilised. Correctly, and realistically, pricing your rental property at the moment is crucial to avoid long void periods."
Property of the Month
Though technically not in Glasgow, our property of the month has to be Carlislie Road in Ferniegair, Hamilton. This stunning Passivhaus certified detached home enjoys wonderful open views over Chatelherault Country Park and is on the market at Offers Over £695,000.
Sale of the Month
Sale of the month is Sinclair Drive in Langside. After managing this property for the past 15 years we were delighted to achieve an exceptional sale for the owner. It’s actually the third owner we have sold this flat for over 22 years! We’re sure the new owner will have many happy years here… and when they are ready to sell they know who to call!
Dunoon Update

Sale of the Month
Our sale of the month is a beautifully presented 3 bedroom bungalow at 2 Blair Lane, Dunoon. On the market at Offers Over £215,000 it sold within a week for over Home Report value. We would love similar properties to meet the current demand!
Property of the Month
Our property of the month is Elmbank, Strone. A wonderfully elegant 4 bedroom, 3 reception room house with fantastic views and on the market with at Offers Over £400,000.
Rightmove House Price Index
We take a look at what is happening nationally with the Rightmove House Price Index for April 2026. Here are the keys takeaways and headlines from the report:-
Surprisingly resilient market despite higher mortgage rates due to global uncertainty
- Average new seller asking prices rise by 0.8% (+£2,929) in April to £373,971, smaller than the long-term April average of 1.2%
- Increased mortgage rates and stiff competition to find a buyer are limiting new seller asking price growth this spring, with the number of homes for sale still at an eleven-year high for the time of year
- Despite higher mortgage rates due to the global uncertainty, the housing market has remained surprisingly resilient so far
- The latest real-time market snapshot shows that new buyer demand for April to date is 7% below this time last year but consistent with this year’s trend of lagging behind 2025
- The number of sales agreed is also resilient, currently at just 3% behind this time last year
- In addition the number of homes newly coming to market is only 1% behind last year, and 13% higher than in 2024
- While the unexpected headwinds of mortgage rate rises dent 2026’s buoyant start there are tailwinds keeping the market moving
- Buyer affordability has benefitted from average earnings being up by 3.9% on last year, outpacing average asking prices which are down 0.9%. A typical mover is also now able to borrow more, due to last year’s review of mortgage lending limits
- Notably buyer demand has held up the strongest in the most mortgage-reliant, typical first-time buyer sector (-6%) suggesting that for now higher mortgage rates are not putting off new potential first-time buyers from enquiring
- Rightmove’s daily mortgage tracker shows that the average two-year fixed rate has risen to 5.42%, from 4.25% before the start of the war, adding a monthly average of around £235 to a typical new mortgage
- In Scotland, average new seller asking prices increased by 4.3% this month to £208,122. Year on year asking prices are currently 3.8% higher than April 2026. Average time to find a buyer is 33 days.
