How to Sell a Home That Won’t Sell: Tips for Glasgow & Dunoon Sellers

If Your Home Isn’t Selling – Do Nothing Until You’ve Read This

If your home has been on the market for a while and hasn’t sold, what can you do to get it sold? Here are our thoughts.
 
Give it a refresh
 
Be objective. Take a long, hard look at your home.
 
A lack of kerb appeal, clutter, broken stuff and dated décor are the main things that put buyers off, in our experience.
 
Potential buyers (and sometimes agents too) are often too polite to say so.
 
Ask a friend you can trust to be honest (you know, the one who isn’t scared to say you’ve put on weight) for their help.
 
Cut the price
 
But whoa, not so fast. It’s not a silver bullet.
 
It could make your home look like a lemon. It will be hard to raise it again later.
 
If you think price is the problem, talk to your agent. They should be able to tell you about the current market in your area. They’ll know (or should) about what similar homes have sold for recently. They’ll help you develop a plan.


Sack your estate agent
 
We’re sticking our fingers in our ears now, singing la-la-la and pretending we didn’t say that.
 
But it’s true that some agents put more passion into selling a property than others.
 
Again, it’s not that simple, though. Different agents do better with some types of property than others. They attract different types of buyers. They have different marketing strategies.
 
So changing your agent and having a bit of a relaunch could help.
 
This is another example of when you absolutely must talk to your agent first. Explain your concerns. See what they have to say.
 
Check the contract you have with them, too. In case it has a long lock-in period. (Ours don’t, by the way.)
 
Have a strategy
 
In our experience, a well-presented, properly priced and marketed property will find a buyer.
 
So choosing the right estate agent in the first place can save you from the headache of all headaches further down the line.
