Choosing a Letting Agent? Start With These 5 Questions - Part One
5 Questions Every Glasgow Landlord Should Ask Before Choosing a Letting Agent – Part One
Choosing a letting agent isn’t just about finding a tenant quickly.
It’s about protecting your investment, staying compliant with ever-changing legislation, and avoiding mistakes that can prove costly over time.
Many landlords still make decisions based on the highest rental figure or the lowest fee. Both can be tempting, but neither tells you how well your property will actually be managed once a tenant moves in.
A better approach is to ask the right questions early on. We suggest asking letting agents 10 questions, 5 of which are below; the other 5 will follow next week in part two.
Ask these questions to get a clear picture of how an agent really operates behind the scenes.
1) How will you set the right rental price?
Getting the price right from day one is crucial.
Overpricing can leave your property empty for weeks, eating into your return. Under-pricing might secure a tenant faster, but it can cost you thousands over the course of a tenancy.
Ask how the agent arrives at their valuation. A strong agent will use local evidence, current demand, and comparable properties, not guesswork or inflated figures, to win your instruction.
The aim is a sustainable rent that attracts the right tenant at the right time.
2) How do you select tenants?
The quality of your tenant will often determine how smooth the tenancy is.
Ask about the referencing process in detail. This should include affordability checks, employment verification, references from previous landlords, and a clear approach to risk identification.
A thorough process here reduces the chances of arrears, disputes, and avoidable issues later on. It’s one of the most important parts of the service.
3) How do you keep me legally compliant?
Landlord legislation is becoming more complex, and the responsibility ultimately sits with you.
Ask how the agent handles compliance, including safety certificates, deposit protection, and Right to Rent checks. Also, ask how they stay up to date with upcoming legal changes.
A good agent acts as your guide, making sure nothing is missed and keeping you on the right side of the law without the stress.
4) What happens if rent isn’t paid?
No landlord wants to think about it, but issues do happen.
What matters is how they’re handled.
Ask what steps are taken if a payment is missed. How quickly do they act? How do they communicate with tenants?
Is there a clear, structured arrears process?
You’re looking for calm, professional handling, not a reactive or vague approach.
5) How is maintenance managed?
Maintenance is one of the most common areas where landlords become frustrated.
Ask how repairs are reported, who carries out the work, and how costs are controlled. You should also know how quickly issues are dealt with and how you’ll be kept informed.
A well-run system protects your property, keeps tenants satisfied, and prevents small issues from becoming expensive ones.
Final Thoughts
The right letting agent won’t just find you a tenant. They’ll protect your investment, handle problems properly, and keep everything running as it should.
These five questions won’t take long to ask, but the answers will tell you a great deal about who you’re dealing with.
Next week, we’ll share five more questions to help you choose with even greater confidence.
